HEMA No. 2023-09 – The Yeary House (419 West 19th Street)
March 7, 2024
Page 3
4
0
2
0
a covered patio north of the building’s northeast corner, which will be supported by a
single column. The enclosed porch roof above the laundry room will be removed to
accommodate the attic extension, which will be flush with the laundry room. New, wider
horizontal siding will be added to the northwest addition (north, west, and east facades).
The laundry room enclosure, which is currently clad in the same siding as the original
building siding, will have new siding to match the northwest addition. The attic space
above the laundry room and over the new rear covered porch will all be clad in the new,
wider siding to match the addition.
Windows on the northwest addition will be made of wood with wood framing, primarily
designed to match existing. Long and narrow windows on the addition’s west façade will
be identical to existing windows with the same muntin pattern of six-over-one. A small
pair casement wood window will serve the new bathroom on the addition’s west façade.
The addition’s east façade will have a multi-light wood-framed double door accessible to
the new primary bedroom, along with a new small single-hung multi-light wood window.
New rear (north) façade windows consist of a new single-hung multi-light wood window
at the northwest addition and the same style window to replace the attic window. The
existing laundry room window that is not original will remain as part of the project, which
is designed to match the original windows.
The existing interior office will be converted into a tea parlor to reflect its original use. This
will require closing off an interior door that leads to a closet and bedroom. The existing
rear bedroom will be converted into an office and the closet will be removed and turned
into additional office space. For egress purposes, the office conversion will require the
replacement of one single-hung window on the west façade with a pair of new single-
hung wood windows. The proposed new single-hung windows will be one-over-one
windows without muntins or divided lights.
The detached garage door, which is not original and is located off-center on the south
façade, will be replaced with a double wood paneled door with upper divided lights. The
existing garage door opening will be widened to accommodate the new door that will be
placed in the center of the south façade. New siding to match existing will be added east
of the new garage door, where the door opening currently exists. A new light that matches
the main house exterior lights will be added above the garage door. Changes to the
detached garage are subject to administrative review due to their relatively minor scale,
but are being included in the overall project description as they are part of the project.
Analysis of the Issues
As conditioned, the project will follow the Secretary of the Interior’s Standards (SOIS) for
the Treatment of Historic Properties with Guidelines for Preserving, Rehabilitating,
Restoring, & Reconstructing Historic Buildings (Kay D. Weeks and Anne E. Grimmer,
revised 2017). The proposed exterior modifications would be considered a rehabilitation
project and as such be evaluated against ten criteria.
