Work <br />on the property included the following: <br />•Rehabilitation/restoration of deteriorated architectural details <br />•Addition of period- and stylistically appropriate wood-frame window screens <br />•Repainting with a six-color paint scheme <br />•Landscaping improvements to preserve view corridor of publicly visible facades <br />•Addition of stylistically conforming, ornamental metal rail fence <br />•Reroofing <br />The work is generally consistent with Chapter 13 of the Santa Ana Citywide Architectural <br />Design Guidelines and was completed in the overall spirit of the Secretary of the Interior’s <br />Standards for Rehabilitation. <br />Rehabilitation Award: 625 South Broadway <br />Award Winner: 920 North Grand Avenue, LLC <br />Location: 625 South Broadway (east of South Broadway, between West Bishop and <br />Richland streets) <br />Background <br />Originally constructed in 1917, 625 South Broadway is architecturally significant as a <br />good example of a Craftsman-style residence. The property is characterized by <br />moderately overhanging eaves with exposed rafters and knee-braces, shingle and <br />clapboard exterior cladding, multi-pane wood-sash windows, and a full-width porch. While <br />the property is not officially listed on any historic register, it is located within Specific <br />Development No. 40, for which the City has adopted special design guidelines to preserve <br />the historic character of the Heninger Park neighborhood. <br />Description <br />The property at 625 South Broadway was selected for the excellent restoration effort <br />undertaken on the residence and detached garage. In 2022, the property’s owners, 920 <br />North Grand Avenue, LLC, began the process of rehabilitating the property as part of a <br />project to repair weathering and other damage to the property. Ultimately, the work <br />included the reversal of incompatible alterations to the wall cladding and porch <br />configuration, reconstruction of the masonry chimney and fireplace, rehabilitation of <br />secondary exterior elements. Specific exterior modifications included the following: <br />• Removed front porch enclosure to restore the porch to its full width <br />• Reconstructed masonry fireplace and chimney <br />  <br />    <br />
