Ad Hoc Committee Nominations for the 2024 City of Santa Ana Historic Preservation <br />Awards <br />November 7, 2024 <br />Page 5 <br />4 <br />6 <br />5 <br />9 <br />• Replaced rain gutters, downspouts, notched rafter tails and clapboard siding <br />• Rehabilitated foundation vents, bay window, and sidewall flare <br />• Replaced garage bracing bars, carved triangular brackets, and exposed rafter <br />tails <br />• Painted: exterior, in a complementary 3 color scheme <br />• Landscaping: front and side yards <br />Work was finished in late 2022 and was completed generally in the spirit of the Secretary <br />of the Interior’s Standards for Rehabilitation and the Heninger Park Architectural Design <br />Guidelines. <br />Rehabilitation Award: The Pomeroy House <br />Award Winner: Ali Mirhossein <br />Location: 718 South Broadway (west of Broadway, between Richland and Highland <br />streets) <br />Background <br />Originally constructed in 1912, the Pomeroy House is architecturally significant as an <br />example of a Craftsman Bungalow. Its architectural character is perhaps best expressed <br />in the decorative half-timbering found throughout the exterior elevations. This feature is <br />suggestive of the somewhat rare Tudor Revival- and Swiss Chalet-influenced Craftsman <br />houses built in Southern California in the early twentieth century and is not often observed <br />in Craftsman-style homes. In 2002, the property was listed individually as No. 47 on the <br />Santa Ana Register of Historical Properties and was categorized as “Landmark.” The <br />property is also located within the boundaries of Specific Development No. 40. <br />Description <br />The Pomeroy House was selected as a good rehabilitation effort involving a highly <br />distinctive Santa Ana property. Work centered on repairing and replacing important <br />architectural details, replacing items as necessary with compatible materials and features. <br />In treating the effects of weathering and other damaging forces, all work was completed <br />by 2022. Specific modifications included the following: <br />• Repair and in-kind replacement of the property’s key character-defining feature, <br />its decorative half-timbering <br />• Restoration and/or repair of windows and minor architectural features <br />• Repainting of exterior <br />  <br />    <br />
