Van Ness Avenue (on the east side of S. Van Ness, between W. Bishop <br />and Richland streets) <br />Background <br />Constructed in 1922, the property at 606 S. Van Ness Avenue has architectural merit as <br />a modest 1920s bungalow with minimal elements of the Colonial Revival style. The <br />residence is one-story in height with a hip-on-gable roof and clapboard siding. The gable <br />ends feature cornice returns and a ringed cross treatment surrounding the hatched gable <br />vents. The front porch roof features a similar combination of cornice returns and a ringed <br />cross and is supported by round columns. While the property is not officially listed on any <br />historic register, it is located within Specific Development No. 40 (SD-40), for which the <br />City has adopted special design guidelines to preserve the historic character of the <br />Heninger Park neighborhood. <br />Description <br />The property at 606 S. Van Ness Avenue was selected for the exterior improvements that <br />maintained its overall historic character and appearance and work to maintain its physical <br />integrity. In September 2024, the property owner, Takeuchi Tetsuya, began work to <br />correct code violations related to windows throughout the house and deteriorated exterior <br />cladding. <br />Specific work included: <br />• Twenty-four new vinyl-sash windows were installed, maintaining the location, <br />dimensions, method of operation, and overall appearance of each the existing <br />windows; original wood trim was retained. <br />• Deteriorated clapboard siding on the south elevation was repaired or replaced, <br />as necessary. <br />• The exterior of the residence was repainted to enhance its appearance. <br />• Landscaping was improved in a style consistent with the bungalow’s historical <br />character and to maintain the visibility of the intact historic detached garage. <br />• The ribbon driveway was retained and its central strip secured with new gravel. <br />All work was completed by October 2024 and is generally consistent with Heninger Park <br />Architectural Design Guidelines and in the overall spirit of the Secretary of the Interior’s <br />Standards for Rehabilitation. Although modern vinyl windows were installed, this project <br />exemplifies the spirit of preservation through its thoughtful approach to rehabilitation. The <br />owner demonstrated a clear understanding of the home’s historic character and took <br />deliberate steps to ensure new materials respected its original proportions and detailing. <br />By retaining original trim, preserving historic siding, and maintaining the home’s defining <br />  <br />    <br />
