Ad Hoc Committee Nominations for the 2025 City of Santa Ana Historic Preservation <br />Awards <br />November 6, 2025 <br />Page 2 <br />5 <br />4 <br />2 <br />2 <br />After deliberating, the Ad Hoc Committee recommended the following 2025 Award <br />Winners: <br />Rehabilitation Award: Coselman House <br />Award Winner: OC Drafting and Design <br />Location: 424 S. Broadway (east side of S. Broadway, between W. Chestnut Avenue and <br />W. Camile Street) <br />Background <br />Constructed in 1911, the Coselman House is historically significant as a detailed and <br />highly intact Craftsman bungalow. The one-and-a-half-story house presents a <br />symmetrical façade to the street and features a full width porch and a centered, front- <br />gabled dormer. Arrow-tipped bargeboards, exposed rafters, carved beams, and pendants <br />topped by finials constitute the roof and dormer detailing. Narrow clapboard sheathes the <br />house. The recessed front porch is divided into three bays by tapered posts resting on art <br />stone pedestals. A jig-sawn railing connects the pedestals and encloses the porch space. <br />The entry is flanked by sidelights, while large tripartite windows with elaborate leaded <br />glass transoms are located on either side of the entry. A one-story, shed-roofed projection <br />is recessed on the south elevation and contains a secondary entry. The property is <br />individually listed as No. 411 on the Santa Ana Register of Historical Properties (Register) <br />and categorized as “Key.” <br />Description <br />The Coselman House was selected for the excellent rehabilitation effort completed by <br />early 2023. Work consisted of the reconstruction of the front porch stairs with new piers <br />and caps based on the design and materials of the historic features, the removal of certain <br />non-original features, the meticulous repainting of the exterior in a complimentary three- <br />color scheme, and the installation of period-appropriate decorative rain gutters to help <br />maintain integrity of the foundation. Additional work on the site included the scaling back <br />of front yard plantings to allow for a clear view corridor and construction of stylistically <br />appropriate front and side yard fencing. <br />The work is generally consistent with Chapter 13 of the Santa Ana Citywide Architectural <br />Design Guidelines and the Secretary of the Interior’s Standards for Rehabilitation. <br />Award of Merit: 606 S.
