Designed by architect Benjamin Norouzi, the new detached two-story <br />ADU was designed to be consistent in plan and design with the historical character of the <br />property. To that end, the new construction was developed with a gabled roof with <br />ornamental brackets, horizontal wood siding, and windows patterned on those of the <br />historic units. <br />Work throughout the property was finished in June 2025 and was undertaken generally <br />in the spirit of the Secretary of the Interior’s Standards for Rehabilitation and the Heninger <br />Park Architectural Design Guidelines. Although vinyl windows were incorporated as part <br />of the rehabilitation, this project stands out as an exemplary demonstration of the spirit of <br />preservation. The owner and architect showed an extraordinary commitment to <br />compatibility, craftsmanship, and stewardship, ensuring that every intervention respected <br />the original design intent and maintained the court’s defining spatial relationships. <br />Through the restoration of missing architectural details, the thoughtful integration of new <br />residential units, and the revitalization of the historic site plan, the project not only <br />preserves the architectural essence of the bungalow court but also breathes new life into <br />a rare housing typology. <br />Award of Merit: 821 S. Van Ness Avenue <br />Award Winner: Zonouz Dezine & Construction <br />Location: 821 S. Van Ness Avenue (on the east side of S. Van Ness, between W. <br />Highland and W. Cubbon streets) <br />Background <br />Constructed in 1914, 821 S. Van Ness has architectural merit as an example of a <br />Craftsman Bungalow. The residence is characterized by a symmetrical main façade <br />consisting of an inset gable roof and full-width porch. While the building is generally clad <br />in non-original stucco, historic wood vents appear at the gable’s peak. The main entrance <br />is flanked by restored tripartite windows. Windows elsewhere on the residence also <br />feature restored wood sashes, including hung and sliding types. The property also <br />includes a historic detached garage and a modern ADU. The property is located within <br />the boundaries of SD-40. It is not listed on the Register. <br />Description <br />  <br />    <br />
