Ad Hoc Committee Nominations for the 2025 City of Santa Ana Historic Preservation <br />Awards <br />November 6, 2025 <br />Page 6 <br />5 <br />4 <br />2 <br />2 <br />The property at 821 S. Van Ness was selected for merit, due to the effort to restore <br />extensive alterations to its windows and more generally to enhance its appearance. Work <br />began in August 2024, centered on restoring eight wood-sash windows, concurrent to an <br />interior remodeling. Work on the residence all work was completed by April 2025, though <br />the conversion of the garage to an ADU is ongoing under as a separate project. Specific <br />modifications included the following: <br />• To address several unpermitted incompatible windows, new units were installed <br />to restore the windows to their historic locations dimensions, materials, glazing <br />pattern, and method of operation. <br />• A glazed wood replacement door appropriate to California Bungalow style was <br />installed at the front entrance. <br />• The exterior was painted in a stylistically appropriate paint color. <br />• Front yard irrigation has brought the landscaping to a lush appearance <br />appropriate for bungalow style. <br />Work carried out through 2025 focused on preserving the property’s historical character <br />and appearance with in-kind and compatible features and thus was undertaken in the <br />spirit of the Heninger Park Architectural Design Guidelines and the Secretary of the <br />Interior’s Standards for Rehabilitation. This project is recognized for its dedication to <br />restoring lost architectural integrity and enhancing neighborhood character, <br />demonstrating how careful, incremental preservation work can have a meaningful impact <br />on the visual and cultural continuity of a special historic area. <br />ENVIRONMENTAL IMPACT <br />There is no environmental impact associated with this action. <br />FISCAL IMPACT <br />There is no fiscal impact associated with this action. <br />EXHIBIT <br />1.
