TM No. 2025-07 and DP No. 2024-02 – 30 Townhome Development
(501 S. Harbor Blvd., 3706 and 3712 W. Camille St.)
October 13, 2025
Page 3
5
3
4
4
Italian Cypress, and Tipu Tree, contributing to a diverse and visually appealing
streetscape. Condition of Approval No. 7 of Exhibit 1 – Resolution Approving TM No.
2025-07, requires the applicant to submit a final landscape plan that incorporates a
balanced selection of shade-producing canopy trees consistent with the City’s approved
street tree list. In addition to tree plantings, the project will feature a variety of shrubs to
enhance visual interest, support seasonal color variation, and contribute to the overall
aesthetic and ecological quality of the development.
The Project features a contemporary architectural style similar to many multiple-family or
mixed-use residential communities under construction in Santa Ana and the region. The
overall design, massing, features, and materials of the new construction will be
compatible with the scale of buildings in the area. The contemporary architectural style
would include stucco finish, fiber cement siding, metal awnings, and high quality
architectural detailing (e.g., exterior lighting, entry doors, fenestration, etc.). Moreover, the
residential structures are designed to fully screen all mechanical equipment within the
structure, parapet walls, and screened with landscaping. Overall, the project will include a
design and solid construction materials that will ensure that the project ages well for the
duration of the building’s lifetime.
As part of the request, the Applicant has submitted a tentative tract map application to
subdivide the project site into condominium lots with 30 townhome/condominium units,
which would allow each unit to be sold for individual ownership.
Table 2 details the project’s conformance to the Specific Plan’s development standards.
Table 2: Development Standards
Development Standards (SP-2 – Harbor Mixed Use Transit Corridor Specific Plan)
Standard (Tuck – Under)Required/Allowed Provided
Density Range Typically 12-18 Units Per Acre 30 Units (22.57 Units Per Acre)
Lot Depth 75 Ft (Minimum)250 ft.
Lot Width 95-250 ft.233.87 ft.
Height (Stories)3 stories 3 stories (varies 34-35 ft.
including height of parapet wall)
Common Open Space 15 percent of site (8,685 sq. ft.)16.4 percent (9,630 sq. ft.)
Private Open Space 90 sq. ft. per unit
(2,700 sq. ft. total)
141 sq. ft. per unit average
(4,240 sq. ft. total)
Frontage Types Front Yard/Porch Front Yard/ Porch
Setbacks Front: 8 ft/ max.
Interior Side: 5 ft. min.
Rear: 15 ft. min for two story/20 ft.
for 3-story
Front: 8 ft.
Interior Side: 8 ft.
Rear: 28’ ft.
Minimum Floor Heights 10 ft.
