Fifth streets) <br />RECOMMENDED ACTION <br />Adopt a resolution approving Conditional Use Permit No. 76-38-MOD-1 to allow the <br />expansion of an existing self-storage facility and to modify previously approved <br />conditions, as conditioned. <br />EXECUTIVE SUMMARY <br />Extra Space Properties 103, LLC (“Applicant” and “Property Owner”), is requesting <br />approval of Conditional Use Permit (CUP) No. 76-38-MOD-1 to modify the existing CUP <br />approval in order to allow the expansion of the existing mini-warehouse facility, commonly <br />known as self-storage, at 212-280 N. Sullivan and 2602 W. Fifth streets (“Project”). This <br />request is made pursuant to Sections 41-472.5(p) and 41-649 of the Santa Ana Municipal <br />Code (SAMC), which allows for self-storage facility use with a CUP and modifications to <br />approved entitlements, subject to review and approval by the Planning Commission. <br />Staff is recommending approval of the proposed expansion of the existing self-storage <br />facility, as it is consistent with the General Plan land use designation, supports several <br />General Plan goals and policies, and aligns with the vision for the West Santa Ana <br />Boulevard Focus Area. The Project encourages economic growth by creating jobs and <br />attracting investment, while its design ensures compatibility with the surrounding <br />neighborhood and enhances the area’s physical character. The proposed expansion has <br />been carefully developed to minimize impacts on the surrounding community. The Project <br />will provide improved storage options for residents and businesses, serving as a valuable <br />amenity that addresses local needs and enhances convenience and quality of life for the <br />community. <br />DISCUSSION <br />Project Description <br />The Applicant proposes to redevelop a portion of the existing Extra Space Storage site at <br />212-280 N. Sullivan and 2602 W. Fifth streets. The Project involves demolishing an <br />existing one-story, 1,214-square-foot building currently used as the rental office and <br />manager’s apartment. A new three-story, 84,197-square-foot self-storage building will be <br />constructed in its place, incorporating a 1,246-square-foot rental office and a 750-square- <br />foot manager’s apartment. No changes are proposed to the facility’s hours of operation. <br />
