Fifth streets) <br />December 8, 2025 <br />Page 2 of 9 <br />5 <br />4 <br />2 <br />9 <br />The rental office will continue to operate Monday through Saturday from 9:30 a.m. to 6:00 <br />p.m. with customer access to storage units available daily from 6:00 a.m. to 8:00 p.m. <br />Architecture and Design <br />The new building features a modern industrial design with a stucco finish, corrugated <br />metal panels, metal canopies and trim, storefront and spandrel glass, and metal roll-up <br />doors. Spandrel glazing will be installed on elevations visible from the street, adding <br />façade articulation and visual breaks to the building planes. The extensive use of glass <br />and aluminum windows also promotes transparency, bringing natural light into the interior <br />spaces and reducing the perceived mass of the structure. Complementary stucco and <br />metal finishes add texture and contrast, ensuring that the building retains its visual quality <br />and resilience over time. <br />On-Site and Off-Site Improvements <br />Site improvements include enhancing the existing landscaped buffer along Sullivan Street <br />with additional plantings to strengthen visual screening and improve overall site <br />appearance, as well as adding a five-foot planting strip along Fifth Street, where <br />landscaping is currently absent. The existing tubular steel fencing along Fifth Street will <br />remain, while the fencing along Sullivan Street will be removed and replaced with new <br />tubular steel fencing at the southern and northern ends of the proposed building to match <br />existing fencing style on site. In addition, the chain link fence along the southerly property <br />line visible from Sullivan Street will be removed and replaced with a six-foot-tall concrete <br />masonry unit (CMU) block wall that will extend west into the site and connect with the <br />existing CMU wall along the southern property line. Along the northerly property line on <br />Sullivan Street, a 15-foot-wide landscaped area will be established against the existing <br />six-foot-tall CMU wall separating the site from the adjacent residence. The landscaped <br />area will feature Berkeley Sedge groundcover, 24-inch box Pacific Wax myrtle trees, and <br />Dwarf Bottlebrush shrubs to provide visual separation and enhance the overall site <br />appearance. <br />New wall pack lighting will be installed along the rear and sides of the proposed building <br />to ensure adequate safety and visibility. The fixtures will be shielded to provide downward <br />illumination, minimizing impacts on the abutting residence. The Project will provide a total <br />of 21 parking spaces, including four electric vehicle-capable stalls and two bicycle parking <br />spaces, exceeding City requirements. <br />Landscaping <br />The landscape plan proposes new 24-inch box Crape Myrtle, Brisbane Box, Pacific Wax <br />Myrtle, London Plane, and African Sumac trees while preserving the existing mature trees <br />on site. Supplemental plantings include Blue Glow Agave, Dwarf Bottlebrush, Variegated <br />Flax Lily, Heavenly Bamboo, Lilac Vine, Berkeley Sedge, and Fine Leaf Myoporum to <br />provide year-round visual interest and drought-tolerant coverage. The sustainable, low- <br />maintenance plant palette is designed to complement the proposed industrial building <br />form and improve the aesthetic quality of the site’s visible frontages. <br />
