Based on our coordination efforts on this project, City staff requires a parking <br />study to validate the parking needs for FMA Church and Middle School Project based <br />on the anticipated changes to the school. <br />This report evaluates the parking needs for the site based on existing counts to be used <br />for developing empirical parking ratios specific to the school and church. These <br />parking ratios can then be applied to the added school classroom building to forecast <br />parking requirements for the proposed middle school. <br />PROJECT SETTING AND DESCRIPTION <br />The Forty Martyrs Armenian (FMA) Church – Middle School Project is located along <br />W.McFadden Avenue west of Euclid Street and is addressed at 5311 W. McFadden <br />Avenue in the City of Santa Ana, California. The existing school is a located on the <br />same campus of the Forty Martyrs Armenian Apostolic Church, which is addressed <br />at 5315 W. McFadden Avenue, and adjacent to the Armenian Cultural Foundation <br />Center, which is addressed at 5305 W. McFadden Avenue. Access to the subject <br />property is provided via a “full access” driveway on McFadden Avenue, which is <br />located on the western property line.
