Forty Martyrs Armenian Church Middle School March 17, 2025 <br />5311 West McFadden Ave, Santa Ana Focused Traffic Impact Study <br /> <br />K2 Traffic Engineering, Inc. 4 <br />INTRODUCTION <br />Forty Martyrs Armenian Apostolic Church is an existing religious facility located at 5311 <br />West McFadden Avenue in the City of Santa Ana. The site is situated on McFadden <br />Avenue approximately 250 feet west of Euclid Street. The project site currently consists <br />of a church building of 5,500 square feet and an educational building of 17,500 square <br />feet for Ari Guiragos Minassian School (PK-6), which is a subsidiary of the church. <br />Vicinity map is shown in Exhibit 1. The existing site plan is shown in Exhibit 2. <br /> <br />The church is seeking city’s approval to construct a two-story educational building of <br />4,846 square feet. This new building will provide three classrooms and a multipurpose <br />room with intended uses such as study room, computer lab, and/or library. The <br />proposed floor plans are shown in Exhibit 3. Only two of these classrooms will be used <br />by the proposed middle school for Grades 7 & 8 with a maximum occupancy of 16 <br />students in each classroom. The third classroom will be used by the existing Ari <br />Guiragos Minassian School for PK-6th grades. <br /> <br />Consistent with the existing Ari Guiragos Minassian School (PK-6), the proposed Middle <br />School will open Monday through Friday, and will be closed on weekends. The purpose <br />of this study is to provide an evaluation of the traffic impact for the proposed educational <br />building. <br /> <br />
