CITY OF SANTA ANA <br /> <br /> <br /> <br /> <br /> <br /> <br /> Describe the other proposed governmental subsidies (City of Santa Ana, <br />etc.). If assuming a competitive funding source, provide an estimate of how <br />the project scores in the identified funding competitions. <br />vii. City Assistance Terms. Identify any responsibilities that will be requested of <br />the City of Santa Ana. <br />viii. Community Inclusion: <br /> Describe how neighborhood input was solicited and utilized in the <br />development of your proposal. Specifically, provide a description of any <br />community outreach efforts that you undertook to inform the development <br />of your proposal, including early outreach meetings with local stakeholders, <br />outreach to the Santa Ana Unified School District, engagement with local <br />neighborhood associations, letters of support requested or received from <br />local community groups, and any commitment to donate a portion of your <br />developer fee to a project or initiative in the surrounding neighborhood. <br /> Provide details on the development team's community outreach strategy for <br />the project. Describe the steps you will take after approval of your pre-loan <br />commitment letter to ensure maximum feasible participation of local low- <br />income residents and businesses in the development of the project. <br />Describe how the project will be developed and operated so as to ensure <br />compliance with all relevant components of the Americans with Disabilities <br />Act. Please refer to the Community Outreach Guidelines in Exhibit I for <br />additional guidance. <br />ix. Proposed Development Schedule. Taking as a starting point City Council <br />approval of the pre-loan commitment letter, provide a proposed development <br />schedule that includes the following milestones at a minimum: site acquisition, <br />additional required loan commitments and funding from all other funding <br />sources, zoning change approvals (if necessary), preparation and approval of <br />construction plans, start of construction, completion of construction, and sale <br />of the units. <br />x. Current Tenants. Provide a listing of all tenants currently residing in the units, <br />if applicable. <br />xi. By-Right or Shovel-Ready Projects. If applying for Bonus Points as a By- <br />Right or Shovel-Ready project, please provide relevant documentation <br />demonstrating that the project is by-right and/or shovel-ready. <br />(2) Rules for Proposals <br />The signer of the proposal must declare in writing that the only person, persons, company or <br />parties interested in the proposal as principals are named therein; that the proposal is made <br />without collusion with any other person, persons, company or parties submitting a proposal; <br />that it is in all respects fair and in g ood faith without collusion or fraud; and, that the signer of <br />the proposal has full authority to bind the Proposer. <br />Proposals shall be valid for a minimum of one hundred eighty (180) days following Proposal <br />deadline. The cost for developing the Proposal is the sole responsibility of the Proposer. All <br />Proposals submitted become property of the City. <br /> <br />EXHIBIT 1
