City of Santa Ana <br /> 25-CalHome-18740 <br /> Page 3 of 5 <br /> EXHIBIT A <br /> Homeownership Project Development Loans ("Project Loans") <br /> (commencing with Guidelines § 400) for conditional awards of <br /> development loans to the Contractor to be used for land acquisition, <br /> predevelopment costs, and on-site improvements. Project Loans shall <br /> convert to grants once the homes are built, and mortgage assistance is <br /> provided to each household. Any remaining Project Loan amount not used <br /> for mortgage assistance is repayable to the Department. <br /> 2) Technical Assistance for Self-Help Housing Projects: <br /> Technical Assistance for Self-Help Housing Projects (SHTA) (commencing <br /> with Guidelines § 401), which will aid eligible households in carrying out <br /> owner-builder housing efforts, including construction training and <br /> supervision. <br /> 3) Mortgage Assistance: <br /> First Time Homebuyer Mortgage Assistance Program (MA) (commencing <br /> with Guidelines § 402) shall consist of providing Mortgage Assistance <br /> loans to households at or below 80 percent of AMI funds, for the purpose <br /> of this activity, can only be used as defined in Guidelines section 402.2. <br /> 4) Owner-Occupied Rehabilitation: <br /> Owner-Occupied Rehabilitation Assistance (OOR) (commencing with <br /> Guidelines § 403) shall consist of loans to households at or below 80 <br /> percent of AMI. Manufactured Housing is eligible, including replacement of <br /> a manufactured home pursuant to Guidelines section 403.2, subdivision <br /> (e), whether located in Mobilehome Park or elsewhere. The repair, full <br /> reconstruction, or the addition of an Accessory Dwelling Unit (ADU) or <br /> Junior Accessory Dwelling Unit (JADU) is also eligible. CalHome funds, for <br /> the purpose of this activity, can only be used as defined in Guidelines <br /> section 403. <br /> 5) Technical Assistance for Shared Housing: <br /> Technical Assistance for Shared Housing Programs (SHP) funds the <br /> provision of services required to match a homeowner provider with a <br /> seeker. <br /> 6) Accessory Dwelling Units/Junior Accessory Dwelling Units <br /> HOSN-CalHome Homeownership 2024 <br /> NOFA Date: 12/12/24, Amended 1/14/2025, Amended 1/17/2025 <br /> Approval Date: 06/05/2025 <br /> Prep.
