2. CONDITIONAL USE PERMIT NOS. 2010-13 AND 2010-14 <br />Emilia Keushkerian of Automated Laundry Systems, Inc is requesting approval of <br />conditional use permits to allow acoin-operated Laundromat facility within an <br />existing commercial building and to allow parking in the Two Family Residence <br />with B Suffix zone (R2-B) at 827 South Main Street, Suite B, located in the <br />Commercial South Main (CSM) zoning district. <br />PUBLISHED IN THE ORANGE COUNTY REPORTER: September 3, 2010 <br />PUBLICLY NOTICED: September 2, 2010 <br />RECOMMENDED MOTION: <br />1. Adopt a resolution approving Conditional Use Permit No. 2010-13 as <br />conditioned. <br />2. Adopt a resolution approving Conditional Use Permit No. 2010-14 as <br />conditioned. <br />Senior Planner Verny Carvajal presented the staff report and recommendation. <br />No written communications were received. The public hearing was opened. <br />Applicant Emilia Keushkerian commented on the graffiti concerns stated there <br />will be a full-time attendant during hours of operation; surveillance cameras are <br />setup at the exterior/interior and all entrances; the offices have monitors during <br />hours of operation. She stated the attendants are trained on upkeep of <br />Laundromat and emphasized the exterior cameras will provide protection with <br />gates in front and to the rear of the building. If graffiti damaged, the window will <br />have the film replaced. She stressed that the Laundromat is continuously <br />• attended. <br />The public hearing was closed. <br />MOTION: <br />1. Adopt a resolution approving Conditional Use Permit No. 2010-13 as <br />conditioned. <br />2. Adopt a resolution approving Conditional Use Permit No. 2010-14 as <br />conditioned. <br />3. Added Planning condition: Natural stone or matching stone veneer shall be <br />installed to match existing stone as found along the Main Street elevation. <br />The applicant shall. submit the proposed stone to the Planning Division for <br />final review and approval <br />4. Added Planning condition: All proposed signs shall be consistent with the <br />style, design and materials of the existing Main Photo sign found on the <br />Main Street elevation. All signs shall be approved under separate permit. <br />5. Added Planning condition: The exterior storefront glass shall be kept free <br />from graffiti and/or etching. The glass shall be treated with anti-etching film <br />or a similar protective coating or constructed of glass material that is <br />resistant to etching.
