• <br />RESOLUTION NO. 2009-08 <br />KO - 5/4/09 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA APPROVING <br />NEIGHBORHOOD PROJECT REVIEW NO. 2009-01 <br />TO ALLOW THE CONSTRUCTION OF A 918 <br />SQUARE-FOOT ADDITION, A 114 SQUARE-FOOT <br />FRONT PORCH, DEMOLITION OF THE EXISTING <br />ONE-CAR GARAGE, AND THE CONSTRUCTION <br />OF A NEW 440 SQUARE-FOOT TWO-CAR <br />GARAGE AT 828 SOUTH VAN NESS AVENUE <br />WHICH IS LOCATED WITHIN THE SPECIFIC <br />DEVELOPMENT 40 ZONE (SD-40) (HENINGER <br />PARK) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby <br />finds, determines and declares as follows: <br />• A. The property owner is requesting approval of Neighborhood Project <br />Review No. 2009-01 to allow the construction of a 918 square-foot <br />addition, a 114 square-foot front porch, and demolish the existing <br />one-car garage, and construct a new 440 square-foot two-car <br />garage at 828 South Van Ness Avenue which is located within the <br />Specific Development 40 Zone (SD-40) (Heninger Park). <br />B. Neighborhood Project Review No. 2009-01 was sent to the <br />Heninger Park Architectural Review Committee for review. The <br />applicant has added notes on the plans indicating that all of the <br />materials will match the materials found on the original single-family <br />residence and has complied with all requirements of the Review <br />Committee with the exception of the recommendation to add slate <br />the on the porch's floor surface. Adding this material will be <br />inconsistent with both the Heninger Park Design Guidelines as well <br />as with the original concrete floor found on the existing porch. <br />C. Santa Ana Municipal Code Section 41-593.5(c) requires the <br />Planning Commission to review all plans within a Specific <br />Development Plan area to ensure that the project is in conformity <br />with the approved Specific Development. <br />• <br />Resolution No. 2009-08 <br />Page 1 of 3 <br />
