• <br />RESOLUTION NO. 2007-40 <br />KO -11/19/07 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA DENYING <br />NEIGHBORHOOD PROJECT REVIEW NO. 2007-13 <br />TO ALLOW THE DEMOLITION OF AN EXISTING <br />ONE-CAR GARAGE AND THE CONSTRUCTION OF <br />ANEW 539 SQUARE FOOT TWO-CAR GARAGE AT <br />919 SOUTH PARTON STREET LOCATED IN THE <br />SPECIFIC DEVELOPMENT 40 ZONE (SD-40) <br />(HENINGER PARK) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby <br />finds, determines and declares as follows: <br />A. The property owner is requesting approval of Neighborhood Project <br />Review No. 2007-13 to allow the demolition of an existing one-car <br />garage and the construction of a new 539 square foot two-car <br />garage at 919 South Parton Street which is located within the <br />Specific Development 40 Zone (SD-40) (Heninger Park). <br />B. Neighborhood Project Review No. 2007-13 was sent to the <br />Heninger Park Architectural Review Committee for review, but no <br />comments were received from the Heninger Park Architectural <br />Review Committee. <br />C. Santa Ana Municipal Code Section 41-593.5(c) requires the <br />Planning Commission to review all plans within a Specific <br />Development Plan area to ensure that the project is in conformity <br />with the approved Specific Development. <br />D. On November 26, 2007, the Planning Commission conducted the <br />necessary review pursuant to Santa Ana Municipal Code Section <br />41-593.5(c). <br />E. After considering all of the evidence submitted, the Planning <br />Commission finds and determines that Neighborhood Project <br />Review No. 2007-06 is consistent with both the Heninger Park <br />Design Guidelines and the Citywide Design Guidelines in regards <br />to architectural style and method of operation. <br /> <br />Resolution No. 2007-40 <br />Page 1 of 4 <br />
