• 1. The proposed design incorporates the unique structural and <br />design characteristics of the Craftsman Bungalow <br />architectural style. <br />2. Although the project involves the demolition of the existing <br />one-car garage, the proposed two-car garage will <br />incorporate key defining elements that are found on the <br />existing single-family residence, like consistent roof pitch, <br />materials, exterior finishes and color. <br />3. The proposed garage door is of a design that matches the <br />single-family residence. <br />F. In accordance with the California Environmental Quality Act, the <br />proposed project is exempt from further review pursuant to Section <br />15301, Class 1 and Section 15303, Class 3. This Class 1 <br />exemption allows for the demolition and removal of individual small <br />structures, including garages. In addition, this Class 3 exemption <br />allows for the construction of new accessory (appurtenant) <br />structures including garages, carports, patios, swimming pools and <br />fences. Categorical Exemption Environmental Review No. 07-154 <br />will be filed for this project. <br />Section 2. The Planning Commission hereby approves Neighborhood <br />Project Review No. 2007-13.
