• <br />RESOLUTION NO. 2007-31 <br />KO - 6/26/07 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA DENYING <br />NEIGHBORHOOD PROJECT REVIEW NO. 2007-06 <br />TO ALLOW TWO HORIZONTAL SLIDING <br />WINDOWS ON THE FRONT ELEVATION AT 517 <br />SOUTH ROSS STREET LOCATED IN THE <br />SPECIFIC DEVELOPMENT 40 ZONE (SD-40) <br />(HENINGER PARK) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby <br />finds, determines and declares as follows: <br />A. The property owner is requesting approval of Neighborhood Project <br />Review No. 2007-06 to allow two horizontal sliding windows on the <br />front elevation at 517 South Ross Street, which is located within the <br />Specific Development 40 Zone (SD-40) (Heninger Park). <br />B. The applicant is proposing the replacement of two windows along <br />the street facing elevation. The applicant is requesting to replace <br />two original wood windows with new horizontal sliding vinyl <br />windows, as well as a reduction in the size and shape of the <br />existing openings.. <br />C. The Heninger Park Architectural Review Committee reviewed and <br />commented on the project and is requesting that the windows be <br />returned to their original style and method of operation. <br />D. Santa Ana Municipal Code Section 41-593.5(c) requires the <br />Planning Commission to review all plans within a Specific <br />Development Plan area to ensure that the project is in conformity <br />with the approved Specific Development. <br />E. On July 9, 2007, the Planning Commission conducted the <br />necessary review pursuant to Santa Ana Municipal Code Section <br />41-593.5(c). <br />F. After considering all of the evidence submitted, the Planning <br />Commission finds and determines that Neighborhood Project <br />Review No. 2007-06 is inconsistent with both the Heninger Park <br />• Design Guidelines and the Citywide Design Guidelines in regards <br />to architectural style and method of operation. <br />Resolution No. 2007-31 <br />Page 1 of 4 <br />
