<br />RESOLUTION NO.2007-27 <br />KO - 5/7/07 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA APPROVING <br />NEIGHBORHOOD PROJECT REVIEW NO. 2005-07 <br />TO ALLOW THE CONSTRUCTION OF A NEW TWO- <br />STORY SINGLE FAMILY RESIDENTIAL <br />STRUCTURE AT 815 WEST MCFADDEN AVENUE <br />LOCATED IN THE SPECIFIC DEVELOPMENT 40 <br />ZONE (SD-40) (HENINGER PARK) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby <br />finds, determines and declares as follows: <br />A. The property owner is requesting approval of Neighborhood Project <br />Review No. 2005-07 to allow the construction of a new two-story <br />single family residential structure at 815 West McFadden Avenue, <br />which is located within the Specific Development 40 Zone (SD-40) <br />(Heninger Park). <br />B. The applicant is proposing to construct atwo-story, 2,452 square <br />foot Craftsman Bungalow style home and a detached two-car <br />garage will replace the existing structures. <br />C. The new home will feature Craftsman architecture which is a <br />historical residential style found in the Heninger Park neighborhood. <br />D. The Heninger Park Architectural Review Committee reviewed and <br />commented on the original design submitted; however, no <br />additional comments have been received from the Committee as of <br />this date. <br />E. Santa Ana Municipal Code Section 41-593.5(c) requires the <br />Planning Commission to review all plans within a Specific <br />Development Plan area to ensure that the project is in conformity <br />with the approved Specific Development. <br />F. On June11, 2007, the Planning Commission conducted the <br />necessary review pursuant to Santa Ana Municipal Code Section <br />41-593.5(c). <br />• G. After considering all of the evidence submitted, the Planning <br />Commission finds and determines that Neighborhood Project <br />Resolution No. 2007-27 <br />Page 1 of 3 <br />
