KO - 10/28/05 <br />RESOLUTION NO. 2005-72 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA APPROVING <br />NEIGHBORHOOD PROJECT REVIEW NO. 2005-04 <br />TO PERMIT THE CONSTRUCTION OF A <br />RESIDENTIAL ADDITION LOCATED AT 922 SOUTH <br />ROSS STREET LOCATED IN THE SPECIFIC <br />DEVELOPMENT 40 ZONE (SD-40) (HENINGER <br />PARK) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby <br />finds, determines and declares as follows: <br />A. The property owner is requesting approval of Neighborhood Project <br />Review No. 2005-04 to permit the construction of a residential <br />addition located at 922 South Ross Street, which is located within <br />the Specific Development 40 Zone (SD-40) (Heninger Park). <br />• 1. The property owner is proposing to enclose a 66 square foot <br />side entry porch on the south side of this single-family <br />residence to allow for the expansion of the existing dining <br />room. <br />2. The addition will be constructed to be compatible with the <br />residence's 1920s Tudor Revival architecture style. <br />3. The exterior design elements for the enclosure include a <br />stucco finish that will match the existing finish of the <br />residence and three single-hung wood windows. <br />B. The Heninger Park Review Committee has reviewed the proposed <br />construction and does not recommend approval of the project. The <br />Heninger Park Review Committee comments state that enclosing <br />the existing side porch is not appropriate, as it would result in <br />destroying an important and significant architectural defining <br />feature of the residence. <br />C. Santa Ana Municipal Code Section 41-593.5(c) requires the <br />Planning Commission to review all plans within a Specific <br />Development Plan area to ensure that the project is in conformity <br />with the approved Specific Development. <br />Resolution No. 2005-72 <br />Page 1 of 3 <br />
