D. On October 10, 2005, the Planning Commission conduced the necessary review pursuant to Santa Ana Municipal Code Section 41-593.5(c). E. After considering all of the evidence submitted, the Planning Commission finds and determines that Neighborhood Project Review No. 2005-04 project is consistent with the Heninger Park Architectural Design Guidelines and complies with the Heninger Park zoning provisions. The evidence considered by the Planning Commission includes but is not limited to: The project meets the intent of the architectural guidelines by utilizing appropriate materials such as single-hung wood windows and matching exterior stucco finish. 2. The project complies with the required setbacks and does not exceed the maximum lot coverage. 3. The addition is compatible with the existing architectural design of the residence. 4. Although the side porch is original, it is not acharacter- defining feature of this architectural style or this residence. • F. In accordance with the California Environmental Quality Act, the proposed project is exempt from further review per section 15301(e)(1), as the addition does not exceed 2,500 square feet. Categorical Exemption Environmental Review No. 05-168 will be filed for this project. Section 2. The Planning Commission hereby approves Neighborhood Project Review No. 2005-04. This decision is based upon but is not limited to: the Request for Planning Commission Action dated October 10, 2005 and exhibits attached thereto, and the public testimony, all of which are incorporated herein by this reference.
