D. On October 10, 2005, the Planning Commission conduced the <br />necessary review pursuant to Santa Ana Municipal Code Section <br />41-593.5(c). <br />E. After considering all of the evidence submitted, the Planning <br />Commission finds and determines that Neighborhood Project <br />Review No. 2005-04 project is consistent with the Heninger Park <br />Architectural Design Guidelines and complies with the Heninger <br />Park zoning provisions. The evidence considered by the Planning <br />Commission includes but is not limited to: <br />The project meets the intent of the architectural guidelines <br />by utilizing appropriate materials such as single-hung wood <br />windows and matching exterior stucco finish. <br />2. The project complies with the required setbacks and does <br />not exceed the maximum lot coverage. <br />3. The addition is compatible with the existing architectural <br />design of the residence. <br />4. Although the side porch is original, it is not acharacter- <br />defining feature of this architectural style or this residence. <br />• F. In accordance with the California Environmental Quality Act, the <br />proposed project is exempt from further review per section <br />15301(e)(1), as the addition does not exceed 2,500 square feet. <br />Categorical Exemption Environmental Review No. 05-168 will be filed <br />for this project. <br />Section 2. The Planning Commission hereby approves Neighborhood <br />Project Review No. 2005-04.
