• <br />RESOLUTION NO. 2003-38 <br />Koo/10/13/03 <br />A RESOLUTION OF THE ZONING ADMINISTRATOR OF <br />THE CITY OF SANTA ANA APPROVING TENTATIVE <br />PARCEL MAP NO. 2003-06 AS CONDITIONED FOR THE <br />PROPERTY LOCATED AT 1601-1671 EAST ST. ANDREW <br />PLACE (COUNTY MAP NO. 2002-139) <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. Tentative parcel map no. 2003-06 came before the Zoning Administrator <br />of the City of Santa Ana for a public hearing on October 15, 2003. <br />• <br />B. The Zoning Administrator determines that the following findings have been <br />established: <br />1. The proposed project, as conditioned, and its design and <br />improvements are consistent with the Low Density Residential land <br />use designation of the General Plan and are otherwise consistent <br />with all other elements of the General Plan and any applicable <br />specific plans. <br />The proposed subdivision is consistent with the Industrial <br />land use designation and all other elements of the General <br />Plan. The project also complies with the design and <br />development standards outlined in Specific Development <br />Plan No. 69 which has previously been approved by the <br />Planning Commission. <br />2. The proposed project, as conditioned, conforms to all applicable <br />requirements of the zoning and subdivision codes as well as other <br />applicable City ordinances. <br />~~ <br />The proposed project, as conditioned, conforms to the <br />provisions of the zoning code with respect to landscaping, <br />setbacks, parking, lot size and frontage. No variances are <br />required for the project. Covenants, Conditions and <br />Restrictions (CC&R's) have been approved by the City and <br />have been recorded for the project. <br />Resolution No. 2003-38 <br />Page 1 of 4 <br />
