l~ <br />RESOLUTION N0.2003-20 <br />Lss05/21 /03 <br />A RESOLUTION OF THE ZONING <br />ADMINISTRATOR OF THE CITY OF SANTA ANA <br />APPROVING TENTATIVE PARCEL MAP NO. 2003- <br />04 AS CONDITIONED FOR THE PROPERTY <br />LOCATED AT 1935-1943 EAST SEVENTEENTH <br />STREET <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF SANTA <br />ANA AS FOLLOWS: <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. Tentative Parcel Map No. 2003-04 came before the Zoning Administrator of <br />the City of Santa Ana for a duly noticed public hearing on May 28, 2003. <br />• B. Applicant is requesting a tentative parcel map to subdivide the existing <br />Home Place Shopping Center property into four parcels at 1935 through <br />1943 East Seventeenth Street. <br />C. The Zoning Administrator determines that the following findings, have been <br />established: <br />1. The proposed project, as conditioned, and its design and <br />improvements are consistent with the General Commercial (GC) <br />designation of the General Plan and are otherwise consistent with all <br />other elements of the General Plan. <br />The proposed subdivision is consistent with the General <br />Commercial land use designation and all other elements of the <br />General Plan. This project is not located within any specific <br />plan area of the City. <br />2. The proposed project, as conditioned, conforms to all applicable <br />requirements of the zoning and subdivision codes as well as other <br />applicable City ordinances. <br />Tentative Parcel Map No. 2003-04, as conditioned, conforms <br />to the provisions of the Santa Ana Municipal Code (SAMC) <br />• with respect to lot size, frontage, landscaping and setbacks. <br />Revised Covenants, Conditions and Restrictions (CC&Rs) are <br />Resolution No. 2003-20 <br />Page 1 of 3 <br />
