r~ <br />RESOLUTION NO. 2004-48 <br />KO -12/13/04 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA APPROVING <br />NEIGHBORHOOD PROJECT REVIEW NO. 2004-18 <br />TO PERMIT THE CONSTRUCTION OF A <br />RESIDENTIAL ADDITION TO THE PROPERTY <br />LOCATED AT 922 SOUTH ROSS STREET <br />LOCATED IN THE SPECIFIC DEVELOPMENT 40 <br />ZONE (SD-40) (HENINGER PARK) <br /> <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby <br />finds, determines and declares as follows: <br />A. The Property Owner is requesting approval of Neighborhood <br />Project Review No. 2004-18 to permit the construction of a 833 <br />square foot addition at the rear of an existing single-family <br />residence located at 922 South Ross Street, which is located within <br />the Specific Development 40 Zone (SD-40) (Heninger Park). <br />1. The project will involve the addition of three bedrooms and <br />two bathrooms. <br />2. The addition will be constructed to be compatible with the <br />residence's 1920s Tudor Revival architecture style. <br />3. The exterior design elements for the addition include a <br />stucco finish that matches the existing finish of the <br />residence, single-hung wood windows, wood attic vents, a <br />wood French door at the rear of the residence and a roof <br />pitch that is consistent with the residence. <br />B. At the November 22, 2004 Planning Commission hearing, the <br />Commission continued this item to December 13, 2004. <br />The Commission discussed issues regarding lot coverage, <br />bedrooms to garage parking ratio and off-site/street parking. <br />2. As proposed, the project is at 37-percent lot coverage, which <br />is below the 50-percent maximum lot coverage standard. <br />Additionally, the project site has space for five on-site <br />• Resolution No. 2004-48 <br />Page 1 of 3 <br />
