parking spaces in the driveway, including atwo-car garage. <br />• This exceeds the existing on-site parking requirement of four <br />spaces. <br />3. It has been determined that the proposed project complies <br />with all existing zoning and design standards applicable to <br />this property. <br />C. The Heninger Park Site Review Committee was forwarded a <br />submittal packet for review as specified by the established review <br />process in June of 2004. <br />1. After repeated attempts to contact the Heninger Park <br />representatives by telephone and written correspondence <br />staff has not received comments from the Committee <br />concerning this project. <br />D. The proposed addition complies with setbacks, height limit and <br />maximum lot coverage. Additionally, it complies with the <br />established design criteria by utilizing appropriate materials such as <br />single-hung wood windows, matching exterior stucco finish and a <br />compatible architectural design. <br />• E. Santa Ana Municipal Code Section 41-593.5(c) requires the <br />Planning Commission to review all plans within a Specific <br />Development Plan area to ensure that the project is in conformity <br />with the approved Specific Development. <br />F. The Planning Commission after considering all of the evidence <br />submitted, finds and determines that Neighborhood Project Review <br />No. 2004-18 project is consistent with the Heninger Park <br />Architectural Design Guidelines and complies with the Heninger <br />Park zoning provisions. <br />G. In accordance with the California Environmental Quality Act, the <br />proposed project is exempt from further review per section 15301 (e) <br />(1 ), as the addition does not exceed 2,500 square feet. Categorical <br />Exemption Environmental Review No. 04-211 will be filed for this <br />project. <br />Section 2. The Planning Commission hereby approves Neighborhood <br />Project Review No. 2004-18. This decision is based upon but not is not limited <br />to: the Request for Planning Commission Action dated November 22, 2004 and <br />December 13, 2004 and exhibits attached thereto, and the public testimony, all of <br />which are incorporated herein by this reference. <br />• Resolution No. 2004-48 <br />Page 2 of 3 <br />
