<br />RESOLUTION NO. 2004-26 <br />KO - 08/04/04 <br />A RESOLUTION OF THE ZONING ADMINISTRATOR OF <br />THE CITY OF SANTA ANA APPROVING TENTATIVE <br />PARCEL MAP NO. 2004-03 AS CONDITIONED FOR THE <br />PROPERTY LOCATED AT 5322 ROOSEVELT STREET <br />(COUNTY MAP NO. 2004-210) <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The Applicant is requesting approval of a tentative parcel map to subdivide <br />a 0.35 -acre parcel into two residential lots at 5322 Roosevelt Street, to <br />facilitate the construction of two new single-family dwellings. <br />B. Tentative Parcel Map No. 2004-03 came before the Zoning Administrator <br />of the City of Santa Ana for a duly noticed public hearing on August 4, <br />• 2004. <br />C. The Zoning Administrator determines that the following findings have been <br />established: <br />1. The proposed project, as conditioned, and its design and <br />improvements are consistent with the Low Density Residential land <br />use designation of the General Plan and are otherwise consistent <br />with all other elements of the General Plan and any applicable <br />specific plans. <br />The proposed subdivision is consistent with the Low Density <br />Residential land use designation and all other elements of <br />the General Plan. <br />2. The proposed project, as conditioned, conforms to all applicable <br />requirements of the zoning and subdivision codes as well as other <br />applicable City ordinances. <br />The proposed project, as conditioned, conforms to the <br />provisions of the zoning code with respect to lot size, <br />frontage and setbacks. <br />• 3.
