• 18. Prior to issuance of grading permit, the applicant shall submit for review and approval <br />a surface drainage/grading/erosion control plan prepared by a registered Civil <br />Engineer, showing the direction and means of flow to the adjacent street. The plan is <br />to include existing and proposed elevations adjacent to all property lines. Drainage <br />routed to the street must be directed beneath the sidewalk and through the curb. <br />19. Prior to issuance of a grading permit, the applicant shall prepare an NPDES post- <br />construction storm water management plan per Orange County Drainage Area <br />Management Plan (DAMP) that includes all structural and non-structural Best <br />Management Practices. <br /> <br />a. Submit and have approved a surface drainage/utility plan that includes all <br />Structural Best Management Practices. <br />b. Provide two copies of the Water Quality Management plan that includes a <br />description of all applicable Structural and Non-Structural Best Management <br />Practices, which may apply to this project. <br />20. Prior to issuance of grading permits, the project applicant shall receive approval of <br />NPDES permit from the State Regional Water Quality Control Board for proposed on- <br />site dewatering operations. <br />• 21. The proposed project would be subject to City of Santa Ana Federal Clean Water <br />Protection Enterprise Fees. <br />22. Prior to issuance of a grading permit, the project applicant shall submit a final surface <br />water runoff evaluation for review and methods of draining the site without exceeding <br />the capacity of any. street or adjacent storm drain facility. <br />23. Prior to the issuance of building permits, the project applicant shall be responsible for <br />the construction of on-site storm drain systems. <br />24. The proposed project is subject to Drainage Area I Assessment Fee. <br />25. Prior to issuance of certificate of occupancy permits, the project shall coordinate with <br />Willowick Golf Course on the construction of a 50-foot high safety net along the <br />frontage of the project along the fairway to deflect errant golf balls from causing <br />property damage. <br />26. Grading plans and building plans for the proposed project shall note that construction <br />activities on the project site shall not take place between the hours of 8:00 p.m. and <br />7:00 a.m. on weekdays, including Saturday, or any time on Sunday or a federal <br />holiday. <br />27. No construction equipment on the project site shall operate including warming up <br />• until after 7:00 a.m. <br />EXHIBIT "A" <br />
