Conditions for Approval for Conditional Use Permit No. 2004-05 <br />• <br />Conditional Use Permit No. 2004-05 is approved subject to compliance, to the reasonable <br />satisfaction of the Planning Manager, with all applicable sections of the Santa Ana <br />Municipal Code, the California Administrative Code, the Uniform Fire Code, the Uniform <br />Building Code and all other applicable regulations. <br />The applicant must comply in full with each and every condition listed below rip or to <br />exercising the rights conferred by this conditional use permit. <br />The applicant must remain in compliance with all conditions listed below throughout the <br />life of the conditional use permit. Failure to comply with each and every condition may <br />result in the revocation of the conditional use permit. <br />A. Planning Division <br />The project shall remain in compliance with Site Plan Review DP No. 03- <br />68. <br />2. Any amendment to this conditional use permit or a change of use from the <br />large appliance sales must be submitted to the Planning Division for <br />review. At this time, staff will determine if administrative relief is available <br />or the conditional use permit must be amended. <br />• MITIGATION MEASURES <br />3. Prior to issuance of a building permit, file, process and record an <br />irrevocable offer to dedicate cone-foot strip of right-of-way for the project <br />frontage on the western portion of the existing alley. <br />4. Prior to issuance of a building permit, all dedication deeds must be <br />prepared by the developer's registered Civil Engineer or a licensed Land <br />Surveyor and submitted to the Public Works Agency for checking. <br />5. Prior to issuance of a building permit, submit the final run-off evaluation for <br />review and approval showing existing and proposed facilities and methods <br />of draining the site without exceeding the capacity of any street or <br />adjacent storm drain facility. <br />6. Prior to issuance of applications for water meters and fire services, <br />arrange for installation of any needed new, or relocation or upgrading of <br />any existing domestic or irrigation water services, as required by the <br />Public Works Agency. These facilities will be installed in conformance <br />with City Standards and approved plans. Installation will be done by the <br />developer's contractor (requiring an "A" or a "C-34" contracting license) <br />• following the issuance of a Water Application and a street work permit. <br />Exhibit A <br />Page 1 of 2 <br />
