• <br />RESOLUTION NO. 2004-02 <br />Koo/1 /13/04 <br />A RESOLUTION OF THE ZONING ADMINISTRATOR OF <br />THE CITY OF SANTA ANA APPROVING TENTATIVE <br />PARCEL MAP NO. 2003-07 AS CONDITIONED FOR THE <br />PROPERTY LOCATED AT 325 WEST PINE STREET <br />(COUNTY MAP NO. 2002-248) <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The Applicant is requesting approval of a tentative parcel map to subdivide <br />a 0.33-acre parcel into two lots to facilitate the construction of two new <br />single-family residences at 325 West Pine Street. <br />B. Tentative Parcel Map No. 2003-07 came before the Zoning Administrator <br />of the City of Santa Ana for a public hearing on January 21, 2004. <br />C. The Zoning Administrator determines that the following findings have been <br />established: <br />1. The proposed project, as conditioned, and its design and <br />improvements are consistent with the Low Density Residential land <br />use designation of the General Plan and are otherwise consistent <br />with all other elements of the General Plan and any applicable <br />specific plans. <br />The proposed subdivision creates two conforming lots <br />consistent with the Low Density Residential designation <br />provisions and the Specific Development No. 40 zoning <br />district. Each lot has been designed to accommodate one <br />single-family residence. <br />2. The proposed project, as conditioned, conforms to all applicable <br />requirements of the zoning and subdivision codes as well as other <br />applicable City ordinances. <br />The proposed subdivision conforms to the minimum lot size <br />and street frontage requirements, as well as meets the letter <br />and intent of the State of California Subdivision Map Act <br />provisions and the Specific Development No. 40 zoning <br />Resolution No. 2004--02 <br />Page 1 of 4 <br />
