The project site is physically suitable for the type and density of the <br />proposed project. <br />The project site is a corner lot that contains frontage on two <br />streets, allowing adequate frontage for each parcel. Both <br />proposed residential lots meet the minimum frontage and <br />required lot size of one dwelling unit per 6,000 square feet of <br />lot area. There are no physical constraints on the site to <br />preclude development. The parcels will aid in the <br />implementation of quality infill single-family residential <br />development. <br />4. The design and improvements of the proposed project will not <br />cause substantial environmental damage or substantially and <br />avoidably injure fish and wildlife or their habitat. <br />There are no wetlands or unusual flora or fauna on or around <br />the project site. No development surrounding this site will be <br />affected by this proposal. <br />• <br />5. The design or improvements of the proposed project will not cause <br />serious public health problems. <br />The proposed infill development is residential and will be in <br />compliance with the Specific Development No. 40 zoning <br />district provisions for single-family residential development <br />and building code requirements. <br />6. The design or improvements of the proposed project will not conflict <br />with easements necessary for public access through or use of the <br />property within the proposed project. <br />There is an ingress and egress easement on the <br />northeastern portion of the lot, however, the proposed <br />project will not conflict with the easement and will not affect <br />the use or development of this site. <br />• <br />Section 2. In accordance with the California Environmental Quality Act, the <br />proposed project is exempt from further review. Categorical Exemption Environmental <br />Review No. 2003-13 will be filed for this project. <br />Section 3. The Zoning Administrator of the City of Santa Ana after conducting <br />the public hearing hereby approves Tentative Parcel Map No. 2003-07 as conditioned in <br />Exhibit "A" attached hereto and incorporated herein. <br />Resolution No. 2004--02 <br />Page 2 of 4 <br />
