C <br />RESOLUTION NO. 2002-38 <br />kdo/12/9/02 <br />A RESOLUTION OF THE PLANNING <br />COMMISSION OF THE CITY OF SANTA ANA <br />APPROVING CONDITIONAL USE PERMIT NO. <br />2002-26 TO EXCEED 30 PERCENT OFFICE IN <br />THE LIGHT INDUSTRIAL ZONE AT 3080 SOUTH <br />HARBOR BLVD. <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. Conditional Use Permit No. 2002-26 came before the Planning <br />Commission of the City of Santa Ana for a duly noticed public hearing on <br />December 9, 2002. <br />• B. Conditional Use Permit No. 2002-26 has been filed with the City of Santa <br />Ana seeking to exceed the allowable office square footage within an <br />industrial building at 3080 South Harbor Boulevard. A conditional use <br />permit is required per Section 41-472.1 of the Santa Ana Municipal Code <br />to exceed 30 percent of the gross square footage with office area within <br />an industrial building. <br />C. Santa Ana Municipal Code Section 41-638 authorizes the Planning <br />Commission to grant a conditional use permit upon making certain <br />findings. <br />Will the proposed use provide a service or facility which will <br />contribute to the general well being of the neighborhood or <br />community? <br />The project use will provide a combination of office/industrial <br />space in an established, industrial base area. In addition, <br />this mortgage company provides a service that will benefit <br />the surrounding industrial area. <br />2. Will the proposed use under the circumstances of the particular <br />case be detrimental to the health, safety or general welfare of <br />persons residing or working in the vicinity? <br />• <br />Resolution No. 2002-38 <br />Page 1 of 3 <br />
