~~ <br />~. ~ <br />Kdo/9/28/01 <br />RESOLUTION NO. 2001-49 <br />A RESOLUTION OF THE ZONING ADMINISTRATOR OF <br />THE CITY OF SANTA ANA GRANTING MINOR <br />EXCEPTION NO 01-04 TO PERMIT A PARKING LOT <br />IMMEDIATELY ACROSS FROM AN ALLEY LOCATED AT <br />214 WEST NINETEENTH STREET <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. Minor Exception number 01-04 came before the Zoning Administrator of <br />the City of Santa Ana for a public hearing on October 3, 2001. <br />B. A minor exception from the requirement that required parking areas be <br />integrated such that a vehicle need not enter a street to move from one <br />aisle to another may be granted if: (ii) A parking area serves an office use <br />• and is immediately across a street or alley from it; <br />1. The proposed parking lot will function as an over-flow parking area for <br />an existing office use owned and operated by Planned Parenthood of <br />Orange County. The lot is located immediately north of the existing <br />office use, and is readily accessible across the existing alley. <br />C. That the granting of a minor exception will not substantially increase <br />difficulties of vehicle maneuverability or traffic congestion. <br />1. The granting of the minor exception will maximize the available <br />parking lot area for the clients of the medical building. Vehicle <br />access and maneuverability will be improved through more <br />functional on-site circulation, resulting in less traffic congestion <br />overall. <br />Section 2. The Zoning Administrator of the City of Santa Ana hereby, <br />determines and declares as a condition of approval of the minor exception, it shall <br />specifically meet the following conditions: <br />A. The project shall comply with all applicable sections of the Santa Ana <br />Municipal Code, the California Administrative Code, the Uniform Fire Code, <br />the Uniform Building Code and all other applicable regulations. <br />• <br />Resolution No. 2001-49 <br />Page 1 of 3 <br />
