• RESOLUTION NO.O1-19 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA APPROVING <br />TENTATIVE PARCEL MAP NO. 2000-214 TO <br />SUBDIVIDE THE PROPERTY LOCATED AT 2901 <br />TECH CENTER DRIVE INTO 13 PARCELS FOR A <br />PLANNED DEVELOPMENT <br />WHEREAS, Tentative Parcel Map No. 2000-214 came before the Planning Commission <br />for a public hearing to subdivide the property located at 2901 Tech Center Drive, Santa Ana, into <br />13 parcels for a planned development; <br />NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING COMMISSION OF THE <br />CITY OF SANTA ANA AS FOLLOWS: <br />1. Based upon the evidence submitted at the above-said hearing, the Planning Commission <br />finds and determines as follows: <br />A. The proposed project, as conditioned, and its design and improvements are consistent <br />with the Industrial land use designation of the General Plan and are otherwise consistent <br />with all other elements of the General Plan and any applicable specific plans. <br />• The proposed subdivision is consistent with the Industrial land use designation <br />and all other elements of the General Plan. This project is not located within any <br />specific plan area of the city. <br />B. The proposed project, as conditioned, conforms to all applicable requirements of the <br />zoning and subdivision codes as well as other applicable City ordinances. <br />The proposed project, as conditioned, conforms to the provisions of the zoning <br />code with respect to landscaping, setbacks, parking, lot size and frontage. No <br />variances are required for the project. Existing infrastructure in the area will be <br />upgraded to service the project including new paving, sewer and water lines. <br />Covenants, Conditions and Restrictions (CC&R s) are required for the project <br />which need to be approved by the City prior to City Council approval of the final <br />map. <br />C. The project site is physically suitable for the type and density of the proposed project. <br />The proposed site is physically suitable to the industrial development as proposed <br />since it current has street frontage on Tech Center Drive. Access to the site will <br />occur on Tech Center Drive for both regular automobiles and commercial trucks. <br />A total of 203 parking spaces will be provided on site with adequate back-up <br />space. The proposed Floor Area Ratio (FAR) is 43.8 percent which is below the <br />45 percent permitted under the General Plan Industrial land use designation. <br />
