RESOLUTION NO. 99-33 <br />GAS: 6/9/99 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF SANTA ANA APPROVING TENTATIVE PARCEL MAP NO. 97- <br />156, TO SUBDIVIDE A 4.8 ACRE LOT INTO FOUR PARCELS <br />LOCATED AT 700 EAST DYER ROAD (TPM NO. 97-156) <br />WHEREAS, Tentative Parcel Map No. 97-156 has been filed to subdivide <br />an existing 4.8 acre parcel into 4 lots, located at 700 East Dyer Road <br />(the "Project"); and <br />WHEREAS, the design and improvement proposed for Tentative Parcel <br />Map No. 97-156 is consistent with the objectives, policies, general land <br />uses, and programs specified in the City of Santa Ana General Plan; and <br />WHEREAS, the Environmental Evaluator of the City Of Santa Ana has <br />prepared a Mitigated Negative Declaration and Monitoring Program for <br />Environmental Review No. 97-173, pursuant to the California Environmental <br />Quality Act, for the Project; and <br />WHEREAS, the Planning Commission held a duly noticed public hearing, <br />on June 14, 1999, on Tentative Parcel Map No. 97-156 for the Project. <br />NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING COMMISSION OF THE <br />CITY OF SANTA ANA AS FOLLOWS: <br />1. Based upon the evidence submitted at the abovesaid hearing, the <br />Planning Commission finds and determines as follows: <br />A. The proposed project, as conditioned, and it's design and <br />improvements are consistent with the General Commercial land use <br />designation of the General Plan and are otherwise consistent with <br />all other elements of the General Plan and any applicable specific <br />plans. <br />The proposed subdivision is consistent with the Industrial <br />designation and will have no adverse affect on the surrounding <br />manufacturing, business and hotel development. <br />B. The proposed project, as conditioned, conforms to all applicable <br />requirements of the zoning and subdivision codes, as well as other <br />applicable City ordinances. <br />The proposed subdivision conforms to the minimum lot size and <br />street frontage requirements, as well as meeting the intent of <br />the State of California Subdivision Map Act provisions. <br />C. The project site is physically suitable for the type and density of <br />the proposed project. <br />Each proposed parcel site exceeds the minimum required lot <br />size for industrial and commercial development.
