Place the freestanding monument sign in a diagonal direction to <br />allow price visibility from First and Newhope Streets. Also, <br />provide 4 feet of landscaping around the entire monument sign. <br />3. Remove the unpermitted exterior telephones from the site or <br />apply for an Exterior Telephone Land Use Certificate. <br />4. Remove the unpermitted air/water unit from the site or provide a <br />parking space for the designating air/water location. <br />5. Provide a 5-foot landscape planter along the northerly and <br />westerly property lines. Restripe the parking spaces along the <br />northerly property line to comply with the added landscaping <br />planter. Submit a landscape plan for approval by the Planning <br />Division. Install and maintain the landscaping per the approved <br />landscape plan. <br />6. A Land Use Certificate is required for the roof mounted dish <br />antenna. <br />7. Existing monument sign to be removed from service station <br />property. Also, remove the Point of Sale (POS) signs as noted <br />on Exhibit 3. <br />8. Provide a trash enclosure on the service station site. Trash <br />enclosure is to be built to City specifications. <br />
