-- <br />GAS:4/5/99 <br />RESOLUTION NO. 99-19 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA APPROVING CON- <br />DITIONAL USE PERMIT NO. 99-07 TO ALLOW <br />A SERVICE STATION LOCATED AT 1700-1720 <br />EAST DYER ROAD <br />WHEREAS, this Commission held a public hearing on April 12, <br />1999, on Conditional Use Permit Application No. 99-07, to allow a <br />service station located at 1700-1720 East Dyer Road; <br />•~ NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING COMMISSION OF <br />THE CITY OF SANTA ANA AS FOLLOWS: <br />1. Based upon the evidence submitted at the abovesaid <br />hearing, this Council finds and determines as follows: <br />A. Will the proposed use provide a service or facility which <br />will contribute to the general well being of the <br />neighborhood or community? <br />A new service station providing gasoline sales, food <br />and office space will provide a benefit to the <br />surrounding area and the motoring public by furnishing <br />food and automobile services adjacent to State Route <br />55. <br />B. Will the proposed use under the circumstances of the <br />particular case be detrimental to the health, safety or <br />general welfare or persons residing or working in the <br />vicinity? <br />The site will be designed as to not interfere with off- <br />site circulation and allow ingress and egress from the <br />site in a safe manner. The new facility will meet code <br />requirements and standards for a service station, food <br />use and office use. <br />C. Will the proposed use .adversely affect the present economic <br />stability of future economic development of properties <br />surrounding the area? <br />The currently vacant office building will be demolished <br />to allow the construction of a new state of the .art <br />service station and parking area. A new service <br />station with a food use and office component will <br />provide services to the adjacent industrial areas and <br />boost the economic revitalization to the area. <br />32.A. <br />Page 292 <br />
