AMENDMENT APPLICATION NO. 98-08 AND TENTATIVE TRACT MAP N 15648 <br />Filed by Brock Homes to allow a zone change on a lot from Agriculture (A1) wSingle-Family <br />' Residential (R1) and a Tract Map to subdivide the lot into 72 parcels in order to facilitate a new <br />residential development located at 2828 North Bristol Street. <br />LEGALLY NOTICED: May 24, 1998 <br />PUBLICLY NOTICED: May 29, 1.998 <br />RECOMMENDATION: <br />Recommend that the City Council adopt an ordinance approving Amendment Application No. <br />98-08. <br />2. Recommend that the City Council adopt a resolution approving Tentative Tract Map No. <br />15648 as conditioned. <br />Mr. Vince Fregoso, Associate Planner, presented the staff report and recommendation. <br />Commissioner Mondo asked staff to clarify whether or not the applicant had to submit landscaping <br />plans. Mr. Fregoso indicated that within the CC&R's, staff was requiring landscaping plans to be <br />submitted after occupancy of the homes took place instead of before as code requires. <br />Commissioner Solorio asked if the City or homeowners association would maintain the streets of the <br />proposed project and if the homes would be enclosed in a gated community. Mc Fregoso stated that <br />the homes would be enclosed in a gated community and the homeowners association would maintain <br />' the streets. <br />Commissioner Solorio asked what school district the students would attend once the homes were <br />occupied. Mr. Fregoso stated that the students would go to the Orange Unified School District. <br />Mr. Horace Hogan, President of Brock Homes, discussed with the Commission the proposed <br />residential development and indicated that he was in agreement with staff. However, there was a <br />dispute regarding the requirement of two sidewalks for the development. Mr. Hogan further <br />requested that the Commission approve the proposal with one sidewalk and allow enhanced <br />landscaping instead. <br />Commissioner Cribb asked Mr. Hogan if it had been considered when developing the plans for the <br />homes to include wet bars and decks for entertaining and to take advantage of the view. <br />Mc Hogan stated that generally, in recent years, wet bars were not a highly requested item. <br />However, the option to include wet bars or decks would be offered. <br />Motion to approve Amendment Application No. 98-08 and Tentative Tract Map No. 15648 with the <br />modification not to require the street names to remain the same. <br />MOTION: Nalle SECOND: Cribb <br />AYES: Verino, MacDowell, Mondo, Nalle, Solorio, and Cribb <br />NOES: None <br />ABSENT: None <br />ABSTAIN: Doughty <br />The Commission unanimously expressed their appreciation to Mr. Hogan on the development of the <br />project. <br />2.
