Standard 6: Deteriorated historic features will be repaired <br />rather than replaced. Where the severity of deterioration <br />requires replacement of a distinctive feature, the new feature <br />will match the old in design, color, texture, and, where <br />possible, materials. Replacement of missing features will be <br />substantiated by documentary and physical evidence. <br />iii. Standard 9: New additions, exterior alterations, or related <br />new construction will not destroy historic materials, features, <br />and spatial relationships that characterize the property. The <br />new work shall be differentiated from the old and will be <br />compatible with the historic materials, features, size, scale <br />and proportion, and massing to protect the integrity of the <br />property and its environment. <br />2. The historic character, and Art Moderne style of architecture, is <br />retained, and no features, spaces, and spatial relationships will be <br />altered. <br />3. The stucco material utilized for this alteration is of the same texture <br />and design as the original. <br />4. The paint color used for this project de-emphasizes the appearance <br />of the cornice line, thereby offering a subtle, thin line of edging that <br />is compatible with the architectural style. <br />5. The narrow strip of stucco material at the balcony line is very subtle <br />(approximately 4"), and does not detract or interfere with any <br />distinctive feature of the Art Moderne architectural style. <br />F. In accordance with the California Environmental Quality Act, the <br />recommended action is categorically exempt pursuant to Section <br />15063(b)(3). A Notice of Exemption will be filed for this project. <br />Section 2: The Historic Resources Commission of the City of Santa Ana <br />hereby approves the Certificate of Appropriateness for the Maharajah House, located at <br />2221 North Heliotrope Drive. This decision is based upon, the complete record <br />presented to the Historic Resources Commission, including all public testimony, and the <br />staff report and exhibits. <br />Section 3. The Commission Secretary shall give direct notice to the applicant <br />of the Commission's decision and these findings. <br />ADOPTED this 4th day of October, 2007. <br /> <br />Resolution No. 2007-30 <br />Page 2 of 3 <br />
