PHASE R-1: <br />Protect Descrintion <br />Phase R-1 consists of 74 multi-family residential units designed to provide affordable rental <br />housing for families, with one unit reserved for a full-time, on-site property manager. The <br />development will be constructed on approximately 2.44 acres on the block bounded by Santa <br />Ana Boulevard, Lacy Street, Sixth Street, and Minter Street. All units in Phase R-1 will have <br />long term affordability covenants restricting tenancy to qualifying households. <br />In addition to the residential units, the project includes on-site management offices, interior <br />resident community space and ground floor retail on the corner of Lacy and Sixth Streets. A <br />portion of the community space may be made available for child care facilities consistent with <br />Section 3053 of the Agreement. <br />The project is designed with an interior, at-grade parking podium that is wrapped with two-story <br />townhomes along the majority of the street frontage. Additional townhome units are arranged <br />atop the podium around interior courtyard spaces. <br />The project will include 23 3-Bedroom and 51 2-Bedroom units. Residential parking will be <br />located within the at-grade podium. Guest and retail parking is provided on site at grade along <br />Sixth Street. All parking is provided on site in ratios that satisfy the requirements of the Transit <br />Zoning Code. <br />Segura Parcels/Additional Property <br />The Segura Parcels have been included in the Phase R-1 Conceptual Site Plan. The only <br />Additional Property in Phase R-1 is identified as 607 E. Sixth Street. Should the Agency acquire <br />this parcel within the timeframe contemplated by the Agreement, the parking and site <br />landscaping may be reconfigured to integrate such Additional Property into the Site Plan. <br />Overall development program and parking ratios would not be affected by this reconfiguration. <br />Si gns <br />All signage on the premises shall be designed to meet applicable zoning codes. <br />Landscatnin? <br />Project landscaping shall be designed to maximize opportunities for on-site storm water <br />detention in areas not utilized for buildings, driveways and parking. Landscape elements may <br />include planters, terraces, trees, decorative walls, screenings, barbeques, benches, and paving <br />elements. Planted areas will be equipped with permanent water sprinkler systems. Final <br />landscape/outdoor amenity plan will be subject to Agency review and approval. <br />ATTACHMENT NO. 5-4
