Adopt an ordinance approving Zoning Ordinance Amendment No. 2011-02. <br />2. Adopt a resolution approving Variance No. 2011-03 as conditioned. <br />DISCUSSION <br />Request of the Applicant <br />Bannick Architects, representing Gold's Gym, is requesting approval of a zoning ordinance <br />amendment and variance in order to allow a Gold's Gym facility at the Metroplace retail center located <br />at 1945 East Seventeenth Street, Unit 103. Specifically, the applicant is requesting approval to <br />modify the provisions of the Arterial Commercial (C-5) zoning district to add health clubs as a <br />permitted use and a variance from Section 41-1375 of the Santa Ana Municipal code (SAMC) to allow <br />a reduction in parking. <br />Project Location and Site Description <br />The subject property is located at 1945 East Seventeenth Street, Unit 103, between Sherry Lane and <br />Old Tustin Avenue. The site is approximately 9.5 acres in size, rectangular in shape and is <br />developed with four buildings: an 8,000 square foot multi-tenant commercial building; a 3,000 square <br />foot Carl's Jr. fast-food restaurant; a 54,000 square foot Orchard Supply Hardware store; and a <br />57,000 square foot, two-story building that currently contains several fast-casual restaurants on the <br />first floor with the second floor being vacant. Gold's Gym will be locating within the two-story building <br />and intends to occupy a total of 42,770 square feet, primarily on the second floor. <br />The site is surrounded by single-family residential uses to the north, commercial and office uses to the <br />south and west, and commercial uses to the east (Exhibits 1 and 2). <br />4 <br />75A-3
