Box 1988 <br />Santa Ana, California 92702 <br />FREE RECORDING REQUESTED PER <br />GOVERNMENT CODE SECTIONS 6103 & 27383 (Space Above For Recorder's Use) <br />GRANT DEED <br />The COMMUNITY REDEVELOPMENT AGENCY OF CITY OF SANTA ANA, a public body, <br />corporate and politic ("Grantor"), grants to THE CHARLES BOWERS MUSEUM <br />CORPORATION, a California non-profit public benefit corporation ("Grantee") all that real <br />property situated in the City of Santa Ana, County of Orange, State of California, described in <br />Exhibit A, attached hereto and incorporated herein by this reference (the "Property"). <br />This grant is made subject to the following covenants, conditions and restrictions: <br />1. Grantee covenants and agrees for itself, its successors, its assigns and every successor <br />in its interest in the Property or any part thereof or any improvements thereon, that Grantee, such <br />successors and such assigns shall devote the property to the following uses: interim use as a parking <br />lot, and expansion of the Bowers Museum, being a place devoted to the acquisition, conservation, <br />study, exhibition, and educational interpretation of objects having scientific, historical, or artistic <br />value, together with such ancillary uses as are normally associated with a museum. <br />2. Grantee covenants and agrees for itself, its successors, its assigns and every successor in <br />its interest in the Property or any part thereof or any improvements thereon, that solely at the <br />expense of Grantee, its successors and assigns, Grantee, such successors and such assigns shall <br />maintain or cause to be maintained the Property and all improvements thereon (including but not <br />limited to landscaping) in good order, condition and appearance. The Property shall be maintained <br />reasonably free from any debris and waste materials. If, at any time, owner fails to maintain or <br />cause to be maintained the Property as required by this Section 2, and said condition is not corrected <br />after the expiration of a reasonable period of time not to exceed thirty (30) days from the date of <br />written notice from the Grantor, either the Grantor or the City of Santa Ana (the "City") may <br />8 <br />3-39 <br />
