Project Location: The project site is located within the eastern portion of the City of Santa Ana, at 561 <br /> South Santa Fe Street. The site is approximately '/. -mile west of Grand Avenue, '/.-mile south of First <br /> Street, and'/,-mile southwest of Interstate 5 (1-5). <br />5. Project Sponsor's Name and Address: <br /> Bender Ready-Mix, Inc. <br /> 516 South Santa Fe Street <br /> Santa Ana, CA 92705 <br />6. General Plan Designation: The City of Santa Ana General Plan designation for the project site is <br /> "Industrial" (IND). <br />7. Zoning: The City of Santa Ana Zoning Ordinance designation for the site is "Heavy Industrial" (M2). <br />8. Description of the Project: <br /> The proposed project would include a range of aesthetic, drainage, water quality, and safety improvements <br /> at the existing Bender Ready-Mix concrete manufacturing facility. It is important to note that the project <br /> applicant does not propose to alter operations or facilities at the site beyond what is required by the City to <br /> meet CUP and Municipal Code requirements. Aesthetic improvements would include landscaping, a new <br /> block wall, aesthetic screening, and signage. Drainage/water quality improvements would consist of a <br /> detention/desilting basin and on-site drainage conveyance facilities. Safety improvements would include <br /> fencing and the repaving of South Santa Fe Street along the project frontage. Additional details regarding <br /> the project are provided in Section 2.5, Project Characteristics. <br />9. Surrounding Land Uses and Setting: <br /> The project site is immediately surrounded by a sheet metal fabrication facility to the north, a steel <br /> manufacturing facility to the south, South Santa Fe Street to the east, and the Union Pacific (UP) railroad <br /> alignment to the west. The site is further surrounded by industrial uses to the north, south and east.
