' - - BENDER READY-MIX CONCRETE MANUFACTURING PROJECT <br />Initial Study/Mitigated Negative Declaration <br />1 related to hazardous materials safety. In addition, existing and proposed operations associated with <br />the project would not result in significant impacts to surrounding uses in regards to hazardous <br />' emissions or acutely hazardous materials. Thus, impacts in this regard would be less than significant. <br />Mitigation Measures: No mitigation is required. <br />d) Be located on a site which is included on a list of hazardous materials sites compiled pursuant <br />to Government Code Section 65962.5 and, as a result, would it create a signirrcant hazard to the <br />' public or the environment? <br />No Impact. The project site is not on a list of known hazardous materials sites.' No known corrective <br />action, restoration, or remediation has been planned, is currently taking place, or has been completed <br />' on the project site. As stated above in Responses 4.8(a) through 4.8(c), the project is not expected to <br />result in a significant hazard to the public during construction or long-term operations. Thus, no impact <br />would occur in this regard. <br />Mitigation Measures: No mitigation is required. <br />' e) For a project located within an airport land use plan or, where such a plan has not been <br />adopted, within two miles of a public airport or public use airport; would the project result in a <br />safety hazard for people residing or working in the project area? <br />' No Im act. The nearest airport to the project site is the John Wayne Airport, located approximately four <br />miles to the south. In addition, the project site is located outside of the John Wayne Airport Influence <br />t Area.2 Therefore, no impact would occur. <br />Mitigation Measures: No mitigation is required. <br />0 For a project within the vicinity of a private airstrip, would the project result in a safety hazard <br />for people residing or working in the project area? <br />' No Impact No private airstrips exist in the project vicinity. Thus, no impacts would occur. <br />Mitigation Measures: No mitigation is required. <br />' g) Impair implementation of or physically interfere with an adopted emergency response plan or <br />emergency evacuation plan? <br />Less Than Significant Impact Asa concrete manufacturing plant, the Bender Ready-Mix facility does <br />not currently impair or physically interfere with emergency plans in the site vicinity. The proposed <br />' project would implement minor aesthetic, drainage, water quality, and safety improvements on-site. <br />Safety improvements would include the repaving of South Santa Fe Street along the project frontage. <br />Repaving of South Santa Fe Street would be limited to the southbound lane (i.e., from the roadway <br />centerline to the project frontage). Thus, South Santa Fe Street would remain open and accessible <br />during emergency operations.
