(c) Landlord shall be responsible for those maintenance and <br />repair obligations specified in paragraph (a) of section 10 of this <br />Agreement with regard to the Deli Lease Area. <br />(d) Landlord shall have no responsibility for improvements in <br />the Deli Lease Area, except that Landlord shall connect a ventila- <br />tion line to the Deli Lease Area. <br />6_ RENT <br />Tenant shall pay to Landlord as rent for the Premises the sum <br />of one dollar ($1_00) per year. <br />7. USE_ <br />Tenant shall use the Premises only for the operation of a <br />studio /living space facility for California State University, <br />Fullerton Art Department graduate students, upper division <br />undergraduates, alumni, and faculty. The studios will accommodate <br />drawing and painting, graphic environmental and exhibition design, <br />craft production, photography, illustration, sculpture, and <br />ceramics. The facility may also include a gallery exhibition <br />space, a gallery store, a small theater, a project room, class- <br />rooms, a craft -tool workshop, a computer laboratory and a restau- <br />rant_ Classrooms shall be used primarily for arts related courses, <br />but may also be used for any course listed in Exhibit C, attached <br />hereto and incorporated herein. Any use other than the foregoing <br />shall require the written consent of the Landlord, which shall not <br />be unreasonably withheld_ <br />Tenant shall not be entitled to sublease residential units <br />located in the Premises except at such times as Tenant is operating <br />the facility in accordance with this section_ <br />Tenant shall comply with, and- require all sublessees and <br />licensees to comply with, all laws concerning the Premises or <br />Tenant's use of the Premises. Tenant shall not use or permit the <br />use of the Premises in any manner that will tend to create <br />unreasonable waste or a nuisance. <br />8. TAXES. <br />Tenant recognizes and understands that, unless Tenant is <br />exempt from the payment of property tax, this Agreement may create <br />a possessory interest subject to property taxation. Tenant hereby <br />agrees to pay any property taxes levied on such interest before <br />said taxes become delinquent_ Tenant further recognizes and <br />understands that the sublease of any portion of the Premises may <br />create a possessory interest subject to property taxation, and <br />that, unless Tenant takes adequate precautions to assure that <br />sublessees are responsible for the payment of property taxes levied <br />on such interests, Tenant may be liable for, or may subject <br />Landlord to liability for, the payment of property taxes levied on <br />C:7 <br />
