ATTACHMENT NO.4 <br />Use Covenants and Permitted Uses. <br />1. A minimum of eighty percent (80%) of the leasable square footage of the Building, <br />excluding the full service restaurant area, must be dedicated to and reserved for uses that <br />are predominately related to the sale, display, teaching, or production of the arts, <br />including but not limited to the visual and performing arts, painting, sculpture, graphics, <br />videography, and photography. <br />2. Uses predominately related to the sale, display, teaching, or production of the arts <br />include but are not limited to: <br />a. Art galleries; <br />b. Art studios; <br />C. Print shops; <br />d. Photography studios; <br />e. Retail uses that are directly related to commerce involving the arts - e.g., art <br />supply stores, and bookstores; <br />f. Meeting and conference rooms open to the public for lectures, events and other <br />meetings; <br />g. Live performance venues for theatrical productions; and <br />h. Offices and businesses affiliated with the arts such as digital and graphic <br />production, advertising agencies, apparel and other types of design studios. <br />3. A maximum of twenty percent (201/o) of the leasable square footage of the Building, <br />excluding the area for the full service restaurant, may be used for non art related uses <br />including, but not limited to, hair salons, clothing stores, music stores, stationary stores, <br />and general office uses, as approved by the Executive Director of the Agency which <br />approval shall not be unreasonably withheld. <br />4. Full service restaurants are a permitted use and there is no maximum square footage for <br />restaurants in the Building. <br />:. <br />13 <br />65A-19
