Please note that new 2010 <br />ADA Standards apply to newly constructed and altered State and local government <br />facilities that start construction on or after March 15, 2012. <br />IV. Zoning and Uses <br />• Use as church (community assembly) permitted in Transit Zoning Code on 2nd or <br />upper floors or behind retail; <br />• Parking - onsite not required due to availability in the four parking garages in the <br />Downtown area. <br />V. Economic Impact on Community Management District (CMD) <br />• If the Santora Building is purchased and used by a religious or educational <br />institution, the owner may apply for a property tax exemption. If the property is <br />exempted, the City may lose property taxes and could receive a reduced payment <br />into the CMD fund. <br />VI. Future Considerations <br />• A potential buyer has made an offer on the Santora Building and entered into <br />escrow. The City cannot interfere with the private economic transaction. <br />• The Redevelopment Agency is dissolved; The City no longer has funding for this <br />type of transaction. <br />Private sector can negotiate use covenants. <br />• The City can emphasize importance of arts in upcoming Strategic Plan. <br />• The City remains committed to preserving historic buildings and supporting the arts. <br />FISCAL IMPACT <br />There is no fiscal impact associated with this action. <br />Sonia R.
