Santora Building Ad Hoc Report <br />July 2, 2012 <br />Page 3 <br />Currently the occupancy groups for the building are M and B. Any future assembly use, <br />including gatherings of persons for purposes such as social or religious functions shall be <br />classified as Assembly Group A-3. If there is a change of occupancy group to an <br />Assembly Group A-3, all the code requirements for A-3 occupancy requirements in the <br />current code will be required to be met. These requirements include: <br />a. Allowable building area and height per Chapter 5 of the CBC; <br />b. Exiting requirements - since the use of the building and the number of occupants <br />will change, a new exiting analysis will be required and additional exits as well as <br />fire-resistive rated assemblies may be required; <br />c. Due to when the existing building was constructed, the existing exits and exit <br />stairways may not comply current CBC standards and may be required to be <br />brought up to current requirements; <br />d. One of the existing exit stairways discharge into a dead end alley way that may not <br />comply current CBC standards and may be required to be brought up to current <br />requirements for exit discharge; <br />e. Plumbing fixture requirements - due to change in occupancy, additional plumbing <br />fixtures may be required based on the current California Plumbing Code. <br />2. Structural (Seismic): <br />Section 3408.4 of the 2010 CBC states "when a change of occupancy results in a <br />structure being reclassified to a higher occupancy category, the structure shall conform to <br />the seismic requirements for a new structure of the higher occupancy category". <br />If the change in occupancy results in the building be placed in a higher occupancy <br />category as listed in the structural provisions of the 2010 CBC, the seismic load <br />requirements may increase. For example, from a category II to III, the required increase in <br />seismic requirements would be 25 percent, therefore, the building may have to be <br />evaluated for the additional load requirements. <br />3. Structural (Floor Loads): <br />The current B occupancy may have been designed with a floor load of 50 pounds per <br />square foot (psf), which may not support the assembly or public room requirement of 100 <br />psf. A structural engineer will have to evaluate the existing design for possible increased <br />floor structural loads. <br />4. Disabled Accessibility: <br />Section 3411.4 of 2010 CBC provides provisions for complete change of occupancies with <br />requirements for disabled accessible path of travel, routes, restrooms and parking. <br />65A-3
