This instrument is made pursuant <br />to California Civil Code, Sections 815-816, inclusive, <br />Conservation Easements, but the invalidity of such Act or any <br />part thereof shall not affect the validity and enforceability of <br />this instrument according to its terms, it being the intent of <br />the parties that this instrument constitute an equitable <br />servitude, an easement in gross and/or restrictive covenant, <br />$emedieg of Grantee.
