(Page 24 of 61) <br />83-430391 <br />permitted without the prior approval of Grantee, provided that <br />such reconstruction, repair, repainting or refinishing is done <br />in a manner which will not alter the appearance of the <br />improvements. In case of any reconstruction, repair, <br />repainting or refinishing, Grantor agrees to obtain the prior <br />written approval of Grantee as to any cleaning process to be <br />employed, or the quality or color of paint to be used if <br />significantly different from that presently on the <br />improvements. <br />Grantor may, without prior permission of Grantee, <br />restore to original condition and appearance the exterior trim <br />and woodwork, including balustrades, if any to the extent <br />reasonably determinable. <br />Grantor agrees at all times to maintain the <br />property and improvements thereon, including the exterior <br />appearance of the improvements, in a good and sound state of <br />repair, subject to the casualty provision at paragraph 4 below. <br />2. Grantor agrees that the property shall be used only <br />for those purposes permitted under the current zoning ordinance <br />applicable thereto, as well as under all other laws and <br />regulations now or hereafter applicable. <br />3.
